Condominium Association


The association consists of the owners of all eight residential and two commercial units in the building.  The features of the association are described in the condominium documents.  The association meets annually on the 3rd Tuesday of January at 6:00 PM, so the next meeting will be January 19, 2021.


Management oversight of the association is provided by 3 owners elected to the Board of Directors (BOD).  Board meetings are held quarterly and meetings are open to all members.  In 2020, BOD meetings are scheduled as follows:

  • January 21, immediately following the annual association meeting that starts at 6:00 PM
  • April 7 at 6:00 PM
  • September 22 at 6:00 PM
  • November 17 at 6:00 PM (if needed)

Residential Services


Residents enjoy a number of features and services supported by their association dues.  These include elevator service, telephone-actuated electronic entry system, common area cleaning, exterior window washing, pest control, individual unit water metering, sprinkler & fire alarm system inspections, and trash removal.  The 2020 Service Schedule is available to view or download*.


Reserve Study - This study has been revised and the new study will be posted soon


When the Association was initially formed, the replacement requirements provided in the initial owner's documentation were used as a basis for reserve requirements. In 2010, Commercial Assessments was hired to conduct a study of reserve requirements. And in 2016, Association Reserves provided a recommended Replacement Reserves Plan. A copy of the Association Reserves plan is shown here. Owners can download an Excel file of the revised model that is consistent with the 2016 level of reserve investment* here. This reserve plan will be updated in 2021.


NOTE: The Association maintains separate expense item budget lines for annual inspection and servicing of fire safety and elevator systems.
